Urbana"],"abstract":"<jats:p>Resumo Ainda que aferir custos sociais de amenidades seja usual para elabora\u00e7\u00e3o de pol\u00edticas p\u00fablicas, avaliar a influ\u00eancia do impacto de alagamentos e condi\u00e7\u00f5es de bem-estar urbano no mercado imobili\u00e1rio de cidades da Amaz\u00f4nia brasileira \u00e9 uma investiga\u00e7\u00e3o ainda n\u00e3o realizada. Assim, por metodologia hed\u00f4nica, que, al\u00e9m das referidas amenidades, incluiu caracter\u00edsticas f\u00edsicas de apartamentos, 87 dados foram catalogados no mercado de apartamentos em oferta, no per\u00edodo do inverno amaz\u00f4nico, na \u00e1rea urbana de Bel\u00e9m\/PA. Constatou-se que a influ\u00eancia dos impactos dos alagamentos desvalorizou at\u00e9 10,55% seus pre\u00e7os, Ao passo que as condi\u00e7\u00f5es de bem-estar urbano indicaram negativa e positiva influ\u00eancia nos pre\u00e7os em at\u00e9 11,23% e 10,09%, respectivamente.
